The Department of Public Works is responsible for providing maintenance services to all of the City's facilities and parks. Maintenance service is provided either by the personnel of the Public Works Maintenance Division or through contracts with service providers. The Department is also responsible for the project management of the Major Maintenance Capital Improvement Program.
Facilities Analysis and Life Cycle Costing
To plan for future major maintenance capital improvement projects and in preparation of the capital improvement program update to take place this year, the City Council approved preparation of a Facilities Life Cycle and Cost Analysis of all City owned and operated buildings and parks. This study utilized established standards for buildings and parks against which the City’s facilities were measured. The analysis also incorporated the City’s Bay-Friendly landscaping and Climate Action plans. As part of the analysis, deficiencies and needs identified were evaluated by City staff, given priority rating, and then a cost estimate to complete the improvements over a period of five years was generated. In addition, the analysis examined existing maintenance frequencies and practices, and provided recommendations for improvement. The final analysis will also contain suggested financial set-asides for the City’s Major Maintenance Fund to fund the suggested improvements.
